Communication
The biggest complaint we receive from landlords with other agencies is lack of communication. We understand that communication is the key to our relationship with you. When a property is vacant, we will call once a week to advise progress, when a lease is about to be renewed we contact you to gain approval, when maintenance is required on your premise, we will call you to seek approval (unless otherwise instructed), we will randomly call you to simply see if your happy with our service.

Monthly Newsletter
We pride ourselves on the indepth informative monthly newsletter which keeps you informed of other properties rented in the area, our tenant of the month, which properties have sold, local developments & council items, up to date market information, what’s going on in the area, changes to the Act and any other information we feel you would find interesting.

Monthly Statements & Deposit
Each month we forward an itemized statement showing all rental income and payments made on your behalf. We are able to electronically deposit your money as cleared funds either monthly or twice monthly into your nominated bank account. Usually this process is made within 24 – 48 hours. We keep you informed every step of the way so there are no hidden surprises when you receive your statement

Continual Review of Rent
Our goal is to increase your income and ensure your investment is working for you. The review of rental, prior to expiration or renewal of each tenancy agreement, is monitored closely. We assess the market, the tenant and your expectations and act accordingly in completing a new agreement. We also encourage and educate tenants to pay the full amount of rent due and not part payments. However, should tenants fall into arrears, prompt action follows in accordance with The Residential Tenancy Act. We will keep you informed throughout the process.

Tenant Selection
Prepare, Plan & Practice is our motto when it comes to tenant selection. Start in the beginning how you intend to complete in the end. When preparing an application form potential tenants are required to provide in-depth information pertaining to where and when they have previously rented. We then sit down and discuss a plan with our tenants on how we expect the property to be maintained during the course of the tenancy, in relation to paying rent on time, advising maintenance issues immediately, completing a condition report within 3 days etc. We put into practice the terms and conditions set out by the Act and carry out our management of your investment in the most professional manner possible.

Regular Inspections
Our experienced Inspections Officer handles the task of maintaining your investment, through routine inspections. These inspections will protect your investment as they bring minor repairs and maintenance work to your attention. Our Inspections Officer takes photos of any maintenance required, any new work completed and a photo of the kitchen, dining and living areas. A full handwritten report of the premise is also forwarded, signed & dated.
